University Park/Observatory Park – Located south of Evans to Yale and from University to Colorado Blvd, the Observatory park or University neighborhood is centrally located just east of the Denver University campus. Of the many advantages of this neighborhood are the mature trees and large lot sizes. Many of the original homes in this neighborhood were built on large lots. As the land and location became more valuable, many homes in the last decade were either scraped or remodeled to take advantage of the lot sizes and wide streets. Today, the newer homes range in values well in excess of a million dollars. With easy access to I-25 and the new RTD light rail system, Observatory Park can easily access the northern corridor of downtown offices, shops and restaurants, as well as the Denver Tech Center to the south.
