Cash Back Program Details
The purpose of the Cash Back incentive program is to pass along savings that you create, back to you. If you preview in person, 6 homes (or less) of your choice with DenverHomeSearches.com, and choose to make an offer and purchase one of these homes, you will have saved everyone time and money in the home purchase process. Feel free to review any number of homes on our web site. Drive by homes that may interest you to confirm they may be a good home for you. View the 6 best homes with a DenverHomeSearches broker. If you choose to purchase one of these homes, then we want to credit you money for being so efficient. Here are the rules of the Cash Back program below.
Qualification Rules:

You must register.
- Preview in person 6 homes or less with one of our DenverHomeSearches.com brokers and choose one of these to purchase. All incentives are paid after the successful purchase (closing) of your new home.
- If the home you would like to purchase is a 'For Sale by Owner' home, then DenverHomeSearches must successfully negotiate terms with the owner.
- You must be pre-qualified for a mortgage loan through DenverHomeSearches or a member lender.
- On New Construction properties, the rebate is 1% of the commission price of the home.
Often builders subtract incentives from the price of the home and will not pay comission on this incentive (or credited) portion. This can be called the 'net' sales price of the home.
- If you want to receive your funds as part of your home purchase credits, Credit at closing must be allowed by your mortgagor.
- The properties selected must offer one of the following:
1) The standard minimum 2.8% Co-op commission to Real Estate agents if listed in MLS. 2) A minimum of 3% of the base price commission on New Home builder properties.
3) The owner of the 'For sale by Owner' home is ready to pay a 2.8% co-op commission to the real estate broker for the sale of their home.
- If you would like to purchase a new home, you cannot be registered with the New Home Builder either by yourself OR with another Broker.
- To qualify for rebate, you cannot have a currently active 'buyer broker' or exclusive contract with another Real Estate Broker.
- You cannot be committed to do your mortgage loan with another lender outside of the DenverHomeSearches approved lenders list..
